Kekuilani Gardens is a 56-unit family affordable community located in Kapolei in central Oahu. It was originally constructed in 1996 and consists of 7 two-story eight-plex buildings  and one 960 square foot community center.  The project’s 56 two bedroom/one bathroom units are 826 square feet each.  The community center contains a management office, maintenance area, public restrooms and a central laundry area.

A Rental Assistance Contract with the USDA’s Rural Development Office associated with the project ensures that rents paid by tenants are and will remain no greater than 30% of their monthly income.  Pursuant to a Use Agreement, occupancy at KG is limited to qualified families who earn no more than 50% of the area median income.

Approximately $70,000 per unit was invested into the rehabilitation of the property.  Rehabilitation focused on major systems repairs, Americans with Disabilities Act improvements, health and life-safety improvements and upgrades required by the United States Department of Agriculture Rural Development and City and County ordinances.

Interior renovation of all 56 units brought them to current market standards and included new kitchen cabinets, countertops and appliances, new vanities and tub surrounds in the bathroom, and an upgrade of the electrical and plumbing systems including new fixtures and GFCI/AFCI switches. Green improvements included Energy Star appliances, low flow fixtures, on demand water heaters and photovoltaic panels to improve the overall energy efficiency.
