Kekaka Plantation Elderly

36 UNITS · SENIOR HOUSING · ACQuisition/REHABILITATION

Kekaha Plantation Elderly is an existing senior housing project located in Kekaha, Kauai, Hawaii. Kekaha is located within a Difficult Development Area. Built in 1982, the project is located on a 2.76-acre parcel in Kauai County.  The project consists of 36 one-bedroom units. Common areas include two outdoor covered areas with picnic tables and laundry facilities.  An existing on-site garden space is also available for resident use. 21 uncovered parking spaces are available to tenants, with one guest-parking stall located near the front office.

The property was renovated at a cost of approximately $39,000 per apartment unit and included improved resident amenities and other items identified by the Sponsor to extend the useful economic life of the property.

The renovation took place around the occupied units, with some temporary displacement required.  The cesspool system is being completely replaced by septic tanks.  Unit interiors were upgraded with cabinet replacements, granite countertops, stone tub surrounds, bathroom vanities, and light fixtures.  Kitchen and bathroom flooring were replaced by tile. Full rehabilitation units included new carpet in the common space as well as the bedroom.
